Coimbatore draws students, IT and mill workers, and families moving for jobs and schools, so rented houses and flats are always in demand. A little care before you pay the advance saves months of trouble later. This checklist walks you through finding a house, checking it, the agreement, and moving out. It is general information, not legal advice; for any dispute, consult a lawyer.
Before You Start Looking
- Fix your budget, including rent, maintenance, the deposit and moving costs.
- Choose areas by what matters daily: distance to work or school, bus routes, and access to Avinashi Road, Trichy Road or Mettupalayam Road.
- List must-haves: number of rooms, parking for car or bike, ground floor for elders, pets allowed.
Visit the House Properly
Visit at least twice, once in daylight and once in the evening.
Water
- Where does water come from: corporation supply, borewell, or tanker? How often does corporation water come?
- Check the sump and overhead tank, and open every tap.
Electricity
- Is there a separate EB meter for the portion you rent? Note the reading on move-in day.
- Test switches, fans and sockets; look for exposed wiring.
Structure and damp
- Look for damp patches on ceilings and walls, especially on the top floor.
- Check doors, windows, grills and locks.
Neighbourhood
- Street lighting, drainage in the rain, noise, and how far the nearest shops and hospital are.
Check Who You Are Dealing With
- Ask to see the owner's identity proof, and if possible a document showing ownership (for example, a property tax receipt in their name).
- If a broker is involved, agree the brokerage in writing, and pay rent and advance to the owner, not a middleman, unless the owner authorises it in writing.
- For apartments, ask the association about rules for tenants, parking and maintenance charges.
The Tamil Nadu Tenancy Law in Brief
Tamil Nadu has the Tamil Nadu Regulation of Rights and Responsibilities of Landlords and Tenants Act, 2017. Among other things, it:
- requires tenancy agreements to be in writing and registered with the Rent Authority;
- limits the security deposit to three months' rent unless the agreement provides otherwise;
- provides for the deposit to be refunded on vacating, after deducting any dues;
- sets up Rent Authorities and Rent Courts to settle disputes.
Procedures, forms and portals change, so check the current rules with the Rent Authority before signing, and consult a lawyer for anything unusual.
What the Agreement Should Say
- Names and addresses of owner and tenant.
- Address and description of the portion rented, including parking.
- Monthly rent, due date and mode of payment.
- Security deposit amount and refund terms.
- Maintenance charges, and who pays EB, water and property tax.
- Rent increase terms (how much and when).
- Lock-in period, if any, and notice period for both sides.
- Who handles repairs: minor repairs by the tenant, major ones by the owner, or as agreed.
- A list of fittings provided: fans, lights, geysers, wardrobes.
Sign two copies and keep one. Pay rent by bank transfer or get a signed receipt every month.
Move-In Day
- Photograph every room, including existing damage, and share the photos with the owner.
- Note the EB meter reading and water meter reading, if any.
- Check that all keys are handed over.

Living There
- Report problems in writing (a message is fine) so there is a record.
- Small plumbing faults are common; our guide on choosing a plumber in Coimbatore helps when the owner asks you to arrange repairs.
- For switches, wiring and fans, see finding reliable electricians.
- Do not make structural changes without written permission.
Moving Out
- Give notice as the agreement says, in writing.
- Clear the EB and other bills and keep the receipts.
- Clean the house and do a joint inspection with the owner.
- Compare the condition with your move-in photos, and agree deductions, if any, in writing.
Red Flags
- A person who cannot show any proof of ownership but wants the advance at once.
- Refusal to give a written agreement.
- A deposit far above three months' rent with no clear reason.
- Pressure to pay before you have seen the house.
Next Steps
Shortlist two or three houses, visit each twice, verify the owner, and get a written agreement before paying. Check the current registration process with the Rent Authority. You can find house brokers and packers and movers listed in the Kovai Yellow Pages directory.
