Many property deals in Coimbatore, whether a house plot in Saravanampatti, a flat near Avinashi Road or a rented house in RS Puram, happen through a real estate agent or broker. A good agent saves you time and helps you negotiate; a careless one can push you into a deal with document problems. This guide explains how to choose and work with a real estate agent in Kovai.
This article is general information, not legal advice. For any purchase, consult a lawyer before paying an advance.
A good agent:
An agent does not replace your lawyer. They earn when the deal closes, so the independent check of title, approvals and dues must come from your own lawyer.
Under Section 9 of the Real Estate (Regulation and Development) Act, 2016, an agent must register with the state regulator before facilitating sales in a registered real estate project. In Tamil Nadu this is the Tamil Nadu Real Estate Regulatory Authority (TNRERA).
Rules and portal features change, so check the current requirements on the TNRERA website.
Before you start visiting properties, agree:
A short written note or email avoids arguments later.
The agent can collect copies of documents, but have your lawyer verify them. Our plot document checklist covers the main ones: the sale deed and parent documents, patta, encumbrance certificate, layout or building approval, and property tax receipts. For flats, also check the building approval and the TNRERA project registration.
Be careful when:
For rentals, the agent usually shows houses and helps with the rental agreement. Check the house yourself, meet the owner, read the agreement before signing, and agree the brokerage in advance. Our tenant checklist explains what to look at.
If you are selling, agree the asking price range, commission, whether the listing is exclusive, and how long the arrangement lasts. Keep original documents with you; give only copies. Meet serious buyers yourself before registration.
If you plan to build after buying land, speak to an architect before you finalise the plot. They can tell you whether the size, shape, road width and setbacks suit the house you want.
Shortlist two or three agents who know your area, check their TNRERA registration, agree the commission in writing, visit properties, and have your own lawyer verify documents before paying any advance. You can find real estate agents in the Kovai Yellow Pages directory.
Under Section 9 of the Real Estate (Regulation and Development) Act, 2016, an agent must register with the state authority before facilitating the sale or purchase of plots, apartments or buildings in a RERA-registered project. In Tamil Nadu that authority is TNRERA (rera.tn.gov.in). Ask for the agent's registration number and check it on the TNRERA website.
There is no single fixed rate; it depends on the deal and is agreed between you and the agent. Agree the amount or percentage, who pays it (buyer, seller or both) and when it is due, in writing, before the agent starts work.
No. An agent can collect copies, but the legal check of title, encumbrance and approvals should be done by your own lawyer. The agent earns only when the deal closes, so an independent check protects you.
It is safer to pay any token advance directly to the owner's bank account against a written receipt or agreement that names the property and terms, and only after your lawyer has seen the documents.
